Safe Buying

So you have found the home you dreamt about for years to come and are ready to buy. How are you going to take ownership? How are you going to pay for it?

Homes are not everyday items and can change you life completely. You will need to consult with others (family, friends and so on) whether the price is too good to be true or a bargain to be had. Check the legal stuff with a solicitor and make sure you have the home inspected before you sign on the dotted line. You don't want to pay a fortune for the work needed to the home where the current owner scammed you out of.

• Check the condition. Check with the seller this information
• Cracks, damp and bad paint work are tell tell signs. Maybe just looking for dust would show how tidy the property is looked after.
• HIP - Home Information Pack will provide lots of useful information, use it and be sure that you are happy.
• Energy performance certificates are great too. It will give you an idea of how warm the house will get and could save you £££ hundreds of pounds a year on your heating bills.
