This page is to help you keep on the right side of the website. We want everyone to enjoy the benefits of the website and have to introduce some rules to keep this fair accross the board.

We want you all to be able to sell your home to the public at a one off fee with no final value fee. The only cost is the advert. To keep this fair, we need to distinguish what adverts can be published as multiple items and what cannot. A clear way to separate this is by listing some items, these include:

• A home (one building whether joined or not to another but advertised as only one item)

These are examples of items that must be sold separately as they have unique identities, registrations, deeds and so on. Items that can be sold as multiples include:

• Flats that are completely identical (up to 5) and must be consecutive buildings
• Shop with a room or two if sold as one unit (together) otherwise this must be listed individually

Search engine cheating. What is meant by this is listing one or more items saying they are one thing when they are another. Examples include:

• An old home that is listed "as new"
• Saying that a home is in "London" (not Birmingham) as this would fool others looking for homes in Birmingham. This would falsely put your ad in front of others and is also not permitted

These terms will evolve at any time and we have the right to change them without notice. This is to ensure we keep up to date with sellers that cheat the system to ensure there is a balance throughout the website.
